Development timeline

In order to appreciate the sheer scale of the Watford Riverwell project we have created a development timeline, highlighting key project milestones. The initial phases will focus on the zones to the South of the road before we move onto the northern zones. The regeneration of this area is likely to take between 15 – 20 years to complete.

LAND ACQUIRED 2013

29 acres of mainly under-used, significantly contaminated land, which had developed piecemeal over the previous century.

DECEMBER 2013

Road application approved.

JANUARY 2015

Outline planning permission for a mixed-use scheme approved.

February 2015

Preparation work begins on site.

November 2016

Permission received to include allotment land into the scheme. New road for Watford Hospital, Thomas Sawyer Way, opened.

March 2017

Full planning application for “Woodlands” – the first phase of residential development.

Spring 2017

Design works starts on the Northern Zone. The “Watford Riverwell” name is announced.

July 2017

Full planning approval secured for “Woodlands”. Engagement begins on detailed masterplan. River Colne clean-up commences.

Due August 2017

Trade City opens, creating around 180 new local jobs.

Due Autumn 2017

Engagement on the second phase of new homes at Waterside.

Due Late 2017

Full planning application submitted for Waterside.

Due Autumn 2017

Construction begins on new homes at Woodlands.

Late 2017

Site decontamination works begins.

 2018

Construction of Waterside Phase 1 commences. Sales of the first homes at Woodlands commence.

Due Summer 2019

First new homes to be completed at Woodlands.
